Plans for a new home have been turned down because of fears they would lead to "overdevelopment".

West Norfolk Council has refused planning permission for the property to be built in the garden of an existing house on Lynn Road, at Downham Market.

A planning officer's report said: "The indicative site plan indicates a cramped form of development with very limited amenity area provision and space around the dwelling."

It added it "fails to demonstrate that the site could satisfactorily accommodate a dwelling together with an appropriate level of parking, turning and amenity area".

Downham Market Town Council also objected. It said the proposals would be "an overdevelopment of the area" and added members had concerns about highway access.

A planning statement on behalf of the developer, named in planning papers as Mrs Howe, said the garden would be divided to provide a site for a "modest" single-storey property.
