A village pub near Norwich is up for sale as the landlord is looking to retire after more than two decades at the helm.
The Queen's Head in Norwich Road in Hethersett is on the market for £99,500.
The current landlord, Richard Bond, is retiring after running the pub for 22 years.
"I've been in hospitality for more than 40 years so it's time," he said. "The staff have known for a few months but I won't leave until we have else someone in - we're just testing the waters.
"It's nothing to do with trade, last year was our busiest ever, it's purely personal."
It comes just a few months after another pub in the village, the King's Head, closed.
The owner said it was due to the cost of living, energy prices and wage costs.
Business marketplace Rightbiz describes the Queen's Head as a "high-quality destination food pub with significant local trade".
It also said the pub has a potential annual turnover of £883,000.
The watering hole has a restaurant, a marquee, a garden with a playground and patio, a smoking shelter and a car park.
There is also private accommodation for the owner which includes a lounge, a fitted kitchen, two bedrooms and a bathroom.
