The 0.9-hectare (2.2 acres) site off Barnards Way, behind the North Quay Retail Park and industrial estate, has been unoccupied for several years.

Proposals for "a new high-quality commercial development comprising of one logistics hub for East Suffolk Council and six light industrial units" on the brownfield land have been submitted to the council.
