A new gallery and tea room has been given the go-ahead in a town's historic quarter.
Raymond Assirati has been given planning permission to convert the ground floor of Chequer House, the former county court building on King Street in King's Lynn.
He said in a planning statement: "The art gallery will commence with one association as the only exhibitor. It is hoped this will rise to three exhibiting associations in future.

"Although it is hard to gauge, it is hoped for 15,000 visitors per annum, giving rise to around 500 art pieces being sold per annum."
It adds the tea room is expected to attract 18,000 customers a year and will sell cold snacks, sandwiches and cakes.
Minor alterations are planned for the interior of the building, which is near the historic Custom House and the Purfleet.
